One of the reasons why the divorce between Song Joong-ki and Song Hye-kyo proceeded so smoothly earlier this year is that the two did not have much in the way of shared or disputed assets, their finances having been kept largely separate during their marriage. Ahn Jae-hyun and Koo Hye-sun can't overcome this problem as easily, however, thanks to the marital apartment they moved in together as a couple.

The 148.2 square meter property was worth approximately six hundred thousand dollars when it was purchased back in 2016. Since then its value has increased to over a million dollars. It's a tremendously valuable asset owned by both of them. For either Ahn Jae-hyun or Koo Hye-sun to retain the abode one would have to buy the other out of his or her share.

The dispute over the house has been a critical point of negotiation in texts between Koo Hye-sun and Ahn Jae-hyun. However, the main sticking point for Koo Hye-sun has been less the value of the apartment and more how dealing with the asset would necessitate damaging Koo Hye-sun's family. This is most likely a reference to Koo Hye-sun's many pets, which would be difficult to take care of in a smaller property.

Simply selling the apartment and dividing the proceeds between the divorced couple would take time. In messages with Koo Hye-sun Ahn Jae-hyun seems dismissive and ignorant of the problems posed by this issue. Regardless of whether Koo Hye-sun wants to continue with the relationship emotionally, the apartment problem is a strong reason for her to want to avoid a divorce. And absent Ahn Jae-hyun being able to prove deliberate fault on Koo Hye-sun's part the courts are unlikely to grant him a divorce.
